Few rules, made for groups.

We keep house rules short and reasonable. The full guest handbook (gate code, wifi, appliance instructions, neighborhood) ships with your check-in note twenty-four hours before arrival.

• Quiet hours after 10 PM. Neighbors live next door. The KTV room is acoustically isolated for exactly this reason. We rarely get noise complaints.
• Smoke-free interior. Designated smoking on the front patio.
• Daytime visitors and dinner guests welcome. Most of our groups invite local friends over without issue. Just keep the overnight headcount matching the booking.
• No parties or events. This is a residential property.
• Pets welcome with prior approval. Both wings, but Cerulean is the marketed pet-friendly side.
• Stay within Thai law.
