The eight things people ask before they book.

• How do I actually pay?

  You finish on OwnerRez — the same booking system that handles our Airbnb and Booking.com reservations. After you confirm dates here, the checkout page captures the refundable deposit and (closer to arrival) the balance. No third-party processor.

• Is the deposit charged immediately?

  It's a refundable hold on a credit card — never charged unless something goes wrong during the stay. $1,500 holds the full compound; $1,000 holds either wing.

• Can I cancel?

  We follow the same Strict policy as Airbnb. 100% refund within 48 hours of booking if check-in is at least 14 days away; 50% up to 7 days before check-in; nothing inside 7 days. Force majeure (visa denial, government travel ban, documented medical) gets a full refund.

• Can I bring a pet?

  Yes — pets are welcome with prior approval, in either wing. Cerulean is the marketed pet-friendly side; Indigo also accepts pets on request. Message us before you book.

• Can I walk to the beach?

  No. We're three kilometers inland in Jomtien — that's the trade for privacy and a walled gate. Walking Street is 3 km north and Jomtien Beach is 3 km south — both about five minutes by Grab.

• Is daily housekeeping included?

  No. Pool service comes twice a week; otherwise the place is yours. There's no on-site staff during your stay — we're a message away whenever you need us.

• Can I add a chef or driver?

  Yes. We arrange a private chef, a regular driver (airport, day trips, dedicated for the stay), and on-call Thai massage. All add-ons are at additional cost, billed separately. Message us at booking with what you'd like.

• What's the maximum group size?

  9BR full compound sleeps 18. 5BR Indigo sleeps 10. 4BR Cerulean sleeps 8. Day visitors and dinner guests are welcome — overnight headcount must match the booking.
